Problematic Tenants Here is How to Deal With Them

A great deal of effort is required to maintain a healthy relationship between landlord and tenant. Despite all the efforts and techniques, this relationship can turn upside down at any point in time. Even if the landlord is good and there are no such problems yet the landlord has to go through the process of eviction as there are higher chances you are concerned about your property and the tenant is damaging the property.

There can be many reasons why one would go through the process of eviction, one of them being that tenants do not pay the rent in time, rather they keep on delaying the rent. Or because the tenants are disturbing other tenants or they are damaging the property.

Such kind of problematic tenants create a mess for the landlords and they are left with no choice than evicting the tenants.

A few most common tenant issues are as follow

Delay in Payment of rent

Delay in the payment of rent is not a problem if this is not a routine or the tenant is not doing so with consent. Payments can be delayed if there is a serious issue but to make it a routine is not a good thing to do.

Someone rents out his property because he wants to make money out of it so what is the point if he is not getting the payment in time. Some tenants delay the payment for months and they do not even feel sorry for that.  In such a situation the only thing landlord can do is to ask the tenants to pay the rest of the rent and leave his house.

Damaging the Property

Often tenants are so good that the take care of the rented house like their own house. They maintain everything and inform the landlord about any problem or mishap in the house so that the house remains in good shape.

Some of the tenants do not take care of the house. They live like they would leave this house as it is not theirs and in doing so they do not refrain from damaging the property. They do not inform the landlord regarding any issue or any of the goods installed by the landlord that is not working.

This ends up in a big crisis. Damaging the property or damaging the goods is such a bad act that it should be taken care of strictly. To save the property, the landlord would take strict action and the first is to evict the tenants from his house and then he has a right to file a case against tenants for damaging his property.

Denial of Rules and Regulations

Before handing over the property to the tenants, a legal way is followed by both tenants and landlords. Rules and regulations are mentioned in the legal documentation. Both parties have to follow those rules and regulations to keep the balance.

Some tenants do not follow those rules and regulations and it creates a problem between tenants and landlords. If legal documentation is signed, both parties must follow those rules. No one can deny these rules. But if the tenant breaks the rules often, the landlord has the right to take legal action and evict the tenants from his property.

 No Attention to Notices Sent By Landlords

Often when landlords send any notice to the landlords they do not bother it rather do not even think to act upon it. This is a very wrong act. The tenants have to pay attention to all the notices sent by the landlord and act upon it.

If the tenant is disregarding the notices of the landlord, the landlord has the right to evict them as soon as possible.

Eviction

In Pakistan, one would have to file the eviction in the property courts that work for such cases. After filing the case and getting all the paperwork done, a hearing date shall be given to both landlord and the tenant. Once the hearing is done and the court has allowed the landlord to evict the tenant, the landlord can ask the tenant to leave the house as soon as possible. If the tenant resists in leaving the police, the landlord has the right to call in the police to get them evicted.
